How to find your zoning on QtheMap, Coquitlam’s map

QtheMap is the City of Coquitlam’s own map, and it will tell you what a lot is zoned in three steps. What it won’t tell you is whether a garden cottage or carriage house fits behind your house; that part is further down.

Find your zone in three steps

  1. Open QtheMap and type the address, or the PID, into “Search by Address or PID” at the top.
  2. Open the Layer List — the stacked-layers button along the bottom — and tick Planning and Development. Zoning sits inside it and is already ticked.
  3. Click your lot. A pop-up names the zone and its full title, such as “RS-2 - One-Family Suburban Residential”.

The zoning pop-up

With Planning and Development turned on, clicking a lot opens a pop-up with two lines: the zone code and its description.

On the map

With the same group on, zone codes are written across the map, so you can read a whole street at a glance.

The address pop-up

Choosing a search result opens a pop-up for that address, with lines for the postal code, plan, lot, legal description, plan area, folio and PID, and a link to a service connection report. On the public building we looked up, several of those lines were blank.

Inside Planning and Development

TOA, Heritage Revitalization Agreement, Zoning, Emergency Response, Community Profile Boundaries, Neighbourhood DP Areas, Environmental DP Areas and Planning Areas. Zoning and Heritage Revitalization Agreement are ticked when the map opens; the rest are not.

Other layer groups

Among them: Environment; Steep Slope Areas; Contours; OCP; Cadastral; Transportation; Parks, Recreation and Culture; and the water, drainage and sanitary utilities. Only Cadastral is on when the map opens.

What QtheMap can't tell you

QtheMap gives you the zone. It does not tell you whether a second home of the size that zone allows fits behind the house you already have, once setbacks and lot coverage are taken out. That depends on the lot: its width, its depth and what is already built on it.

How do I find my zoning in Coquitlam?

Use QtheMap, the City of Coquitlam’s own map. Open QtheMap and type the address, or the PID, into “Search by Address or PID” at the top. Does QtheMap show development permit areas?

Its Planning and Development group has layers named Neighbourhood DP Areas and Environmental DP Areas. Neither is ticked when the map opens.

Can I search QtheMap by PID?

Yes. The search box at the top is labelled “Search by Address or PID”.

Do I have to accept terms to use QtheMap?

It opens straight to the map, with no terms screen to accept. That was the case on 2026-10-01.

Does QtheMap show whether I can build a garden cottage or carriage house?

Not directly. It gives you the zone. What that zone allows is set by Coquitlam’s zoning bylaw, and whether a suite of that size fits depends on the lot. The free check reads the zone and tests the fit for one address.
