Only what you give us in the free lot check: your city, the property address (you can skip it and still get a result), your name if you add it, and your answers to the four short questions we ask after the address. If you correct something on your result — or flag one of our facts as wrong — we keep that correction, because it is what a real person reads before getting back to you.
A phone number and an email address are now both required. Neither is optional: the lot check will not submit with only one of them. We ask for two because a report that reaches nobody helps nobody — the number is the channel this funnel is built around (we message it about your lot check, on WhatsApp where you use it, which is easy to forward to a partner in one tap), and the email is the copy you keep. It is a deliberate trade: fewer people finish the quiz, and everyone who does has two working ways to reach us and be reached.
We also record which ad or link brought you here (UTM tags) and a one-way, salted hash of your IP address for spam protection — never your raw IP.
Separately from the lot check, we use Google Analytics to count visits and see which pages people read. It sets a cookie in your browser and tells Google the page you are on, your rough region, and your device and browser type. It is not told your address, name, phone number or email, and the two address-keyed pages — your shared result card and your Feasibility Report — report themselves to Google under a generic title with the address and the private link stripped out. You can opt out with Google’s browser add-on or your browser’s “do not track” and cookie controls; the site works the same either way.
We also use Microsoft Clarity, which records how the page is used — where you click and scroll, and a replay of your session as a moving picture of the page. It is told the page you are on, your rough region, and your device and browser type, and it sets a cookie in your browser. It is not told your name, phone number or email: Clarity hides what you type into any field, and we additionally hide the address box, the address suggestions it offers you, and the running commentary a screen reader would read back, so the property you check does not appear in a recording. The two address-keyed pages — your shared result card and your Feasibility Report — carry no Clarity tag at all, because Clarity records the page address exactly as it is, and on those two the address or the private link is the page address. You can opt out with Microsoft’s privacy controls or your browser’s cookie controls; the site works the same either way.
To run your lot check, prepare your Feasibility Report, and have a real person follow up about building a laneway home. That's it.
We do not sell or rent your information to third parties. Waitlist sign-ups (e.g. Vancouver, renters) are kept as separate lists and are never merged into anything else.
You can ask us to delete everything we hold about you at any time. Email info@kyraxlaneway.com from the address you used, and we'll purge your records across all our systems.
