Each of these nine municipalities publishes its own zoning map. Seven of the nine make you accept terms of use before the map opens. A map gives you a zone code; whether a suite of the size that zone allows fits behind your house is a second question, and it is the one the free check answers.

For the seven behind a terms screen, the terms were read but not accepted, so those sections say what the City’s own page says its map shows, and give no click-by-click steps.
Burnaby says BurnabyMap can show a property's zoning type, where the pipes connect to the house and where the nearest fire hydrant is, along with historic air photos back to 1930.

Skip the PDF zoning map. The “Burnaby Zoning Map” PDF that search results still surface was made in January 2019 and labels lots with the 1965 bylaw’s districts — R9, R5, RM3, M2 and the rest. That bylaw was repealed on 1 July 2026. The City of Langley says its interactive map shows properties, utilities, streets, parks and air photos, and can find a property by address. The zoning map itself is Schedule A of Zoning Bylaw No. 3300, which the City publishes as a PDF.

Vancouver’s Digital Zoning Map, part of VanMap, shows the boundaries of the city’s zoning districts. The City calls it a consolidated convenience version of the Zoning District Plan, and warns that its data is a snapshot that may not be current when you look.

A zone code is where the question starts. The bylaw sets what that zone allows behind a house: how large a suite can be, how far it has to sit from the lot lines, how much of the lot buildings can cover. Whether a suite of that size fits behind the house already standing depends on the lot itself — its width, its depth, and what is built on it.
That is the part the free check does. It reads the zone, applies the bylaw’s numbers for it, and tests the fit, and it reports what it could not establish as plainly as what it could.

Start with your municipality’s own map: BurnabyMap in Burnaby, QtheMap in Coquitlam, DeltaMap in Delta, City of Langley Interactive Map in Langley City, GeoSource in Langley Township, CityViews in New Westminster, RIM in Richmond, COSMOS in Surrey and VanMap in Vancouver. On most of them you search the address and read the zone code off the lot, then look that code up in the city’s zoning bylaw; each city’s section above says what its own map shows. Or enter the address in the free check, which reads the zone and applies the bylaw in one step — except in Richmond, where it answers from the city’s rules because no parcel-level feed is published.
As of 2026-09-25, BurnabyMap (Burnaby), DeltaMap (Delta), City of Langley Interactive Map (Langley City), GeoSource (Langley Township), CityViews (New Westminster), RIM (Richmond) and VanMap (Vancouver) open behind a terms-of-use screen. QtheMap (Coquitlam) and COSMOS (Surrey) open without one.
No. The Cities publish these maps for reference. Delta’s terms say all zoning should be confirmed with its Development department; Vancouver calls its Digital Zoning Map a convenience version whose data may not be current when you look; the Township of Langley says GeoSource property details are for reference only. Before anything is built, it is the City that confirms the zoning.
Richmond publishes no parcel-level zoning feed, so the check answers from Richmond’s rules rather than from a read of the specific parcel, and says so on the result. RIM is where a Richmond lot’s zone is published.
