COSMOS is the City of Surrey’s own map, and it will tell you what any lot is zoned in four steps. What it won’t tell you is whether a coach house or garden suite fits behind your house — that part is further down.

The zone code, the share of the lot in that zone, and the bylaw numbers behind it. Two rows mean the lot is split between zones, and the % of Lot column gives each share. A CD code is a Comprehensive Development zone — written for that lot or area and attached to the Zoning Bylaw as a bylaw of its own — so the numbers beside it are the ones to read.
The address, folio, PID, legal plan and lot size. COSMOS marks the size as approximate and points to the legal plan for the actual figure.
The water and sewer services recorded for the lot, with their start dates.

Look the code up in the zone-by-zone table on our Surrey page. It covers the 52 Surrey zone codes we have read, and what each allows behind the house.
Open Layers & Legend on the left. The Zoning Boundaries layer is already on; these are worth adding before you plan anything behind the house.
Labels the length of each lot line. Width and depth are the first two numbers that decide whether a suite fits behind the house.
Shows easements and rights of way across lots. Part of a yard under one can be off-limits to building.
Shows whether the lot is in the provincial farmland reserve, where the Province, not just the City, limits additional homes.
Two layers named for what they show: important trees, and the top of bank along watercourses. Both are worth a look before siting anything in a back yard.

COSMOS gives you the zone and a lot size it labels approximate. It does not tell you whether a coach house or garden suite of the size your zone allows fits behind the house you already have, once setbacks and lot coverage are taken out.
Surrey also publishes COSMOS with a spatial data disclaimer: the City makes no warranty about the accuracy of its data, and the legal plans it shows are copies of plans submitted to the City rather than Land Title Office copies. Anything that decides a build is worth confirming with the City.

The free check reads the zone for one Surrey address, applies the bylaw’s size and setback rules for it, and tests whether a coach house or garden suite fits — every rule cited.
Use COSMOS, the City of Surrey’s own map. Open COSMOS and choose Property Map on the start screen. Type the address into the search box at the top, then click the suggestion that ends in “- Address”. Under Search Results, open the address, then Zoning Details. It lists the zone, the share of the lot in that zone, and the bylaw numbers behind it. Property Details, just above, gives the PID, the legal plan and the lot size — which COSMOS itself labels approximate.
In COSMOS, open the address under Search Results and then Property Details. It gives a lot size that COSMOS itself labels approximate, and points to the legal plan for the actual figure.
Property Details in COSMOS lists it, along with the folio and the legal plan.
Not directly. It gives you the zone and an approximate lot size. What that zone allows is set by Surrey’s Zoning Bylaw, and whether a suite of that size fits depends on the lot. The free check reads the zone and tests the fit for one address.
No. On 2026-09-25 COSMOS opened straight to a choice of map types, with no terms screen to accept. The City publishes a spatial data disclaimer separately.
